BIG trouble on the insurance side:
If you lease or rent out then normal type homeowners insurance does NOT cover the situation, the property, nor the liability.
If you rented out your space, and they set it on fire, sue you for $1,000,000 in personal injuries, and you come to find you have NO coverage for any of this BECAUSE YOU RENTED IT OUT!!!
You would need special insurance, and that would make yur idea impossible, unless you could do it all the time...
The insurance thing is a nightmare... And pretending that you DIDN'T rent out the space is folly, That only works if nothing happens. As soon as a paying guest trips, you are in deep Doo Doo.
